Dean P. Zibas - Southland Appraisal Network

My name is Dean Zibas, and I have appraised properties in Southern California since 1992. It is a profession I have loved and appreciated since I first took interest in it. Southern California has been my home since my family moved out west to Altadena in the early 1960’s. After graduating from Arcadia High School in 1978, I went on to the California State University at Long Beach, where I earned a Bachelor of Science degree in Marketing. A few years hence I earned an MBA from Chapman University in Orange. Before venturing into appraisal I worked in the marketing field as an advertising manager, business market analyst and product manager. My appraisal career began in San Diego County, though I have been based in Orange County for most of my 33+ years in the business.

I founded Southland Appraisal Network in the early 1990’s. Why is it called “Network,” and how many appraisers are in the network? First off, I am the sole appraiser at S.A.N., and I appraise every single property request that crosses my desk. But the name began early in my career, when appraisal demand (refi-mania) exceeded my capabilities and it was recommended I expand my operation. Well, not much later I came to the realization that I could not guarantee or properly oversee the competency of appraisers I supervised. I realized appraisal is a specialty and not a commodity, and that I would rather specialize in my profession than spend the necessary time supervising a network staff. I kept the name for marketing purposes. These days I and most appraisers are known just by our name, so I am known in the business by Dean Zibas primarily, Zibas Appraisal or Southland Appraisal Network.


As noted, my office is presently based in Orange County but I regularly appraise in the Inland Empire, San Diego and most of Los Angeles county. I am one of the top new home appraisers in Orange County and the Inland Empire. Familiarity with both appraising and living in different areas of So. Cal. helps my appraisal abilities. I am a mentor to other appraisers and my real estate knowledge has contributed to articles in the Orange County Register and Orange County HOME magazine. After 33+ years I still enjoy the challenge and reward of appraising properties.
